I am not a real estate agent and would like to write an offer without one (and therefore get a discount on the selling price). Is it possible?

I have $100K to spend and would like to spend it to buy a property in Northern California. I am interested in maximizing cash flow only, not appreciation of the property.

I am trying to buy a property in the Bay Area and maximize the profitability by renting it on Airbnb. However, there are limitations about renting it on Airbnb inside San Francisco. Any recommendation on neighboring cities in the Bay Area that are good investment also?

I need to use the proceeds of a 1031 sale and I am looking at online properties. However, I would need to make the payment to a title company even though I buy it on an auction site. Are there any recommended site where I would wire the money only to the title company and not the site?

I am selling my home and the buyers are telling me, 2 days from closing that I have to remove the built-in cabinet from garage? We didn't agree to this in any contract, but they claim it is personal property and this has to be removed?

Do I have to legally? What is considered built-in? They are attached to the wall.

The agent just added "Buyer intend to exchange" on the offer under "Addenda and advisories". Is it sufficient? @Dave Foster

@Dave Foster

Thank you for the insights. I looked on the offer and it doesn't say anywhere "1031". I do have an intermediary though, IPX. What text exactly should I add in an addendum?

I am selling my home (property A) this coming Wednesday (closing) and then doing a 1031. In the doc I signed, I believe I check the case of something like "deferred like property". There is a high chance the new property (property B) I am planning to buy will have my offer accepted 1 day before, on Tuesday (will use the proceed of property A to buy it). Do I qualify through this transaction for the 1031? or I have to get the offer of property B accepted after closing property A in order to benefit from the tax deferred benefits of the 1031 exchange?
