I am looking for the nest condo-hotel in the US to invest in and maximize both ROI and cash flow.

Typically I like the one that are in resort-type with a golf course.

I am planning to invest in Miami/Miami Beach for a condo and then rent it as a short-term rental (VRBO or Airbnb). Since it is very regulated there, I am targeting condo-hotels. Any specific building you would recommend to maximize cash flow and ROI? Thank you!

I am wondering whether there is an option to charge for the two taxes that exit in Maui (GET and TAT) on top of the nightly rate? I believe it is only possible to add a flat fee for cleaning but not a tax % to collect it from the renters.

How about buying a forest as an investment? Is it good or bad?

I am interested in cash flow meaning the forest would have a resource to generate annual profit (wood to cut, farm, etc.). Any advice?

I am applying for a loan and my lender asked the IRS for my transcript. I believe they used the form 4506T. However, the IRS replied to them that they cannot provide the transfer due to a "code 10 rejection". I googled it and it appears I may have had issues with identity theft. Apparently I need to call the IRS, but no one replied me after 2 hours on the phone.

- Will I be able to get a loan even though this is NOT resolved with the IRS?

- When the IRS picks up the phone, will this be resolved on the spot?

- Any suggestion on how to proceed?

I am looking for Airbnb condo-hotels in Las Vegas where Airbnb is legal all year. Do you have recommendations?

I am looking for a specific type of property to buy. Can you please let me know where I can find such investment? Criteria:

- Anywhere in the US

- Resort or Condo-hotel

- 2 Bedroom/2 bath including a lock unit with 2 separate main entrances. The 2Bed/2 baths then become a two 1 bedroom 1 bath (with only one of the unit with a kitchen, the second one being more like a hotel room).

That would be great if you could recommend some specific places. Also, how could I find such item in the MLS or other real estate sites? I have not seen the locker option, resort as a search criteria.
