I have rental properties in California. I want to better protect myself and have an LLC. I heard that having an LLC in Nevada or Wyoming offer max protection. Is it true? Even though I reside in CA?

I took 2 online Airbnb courses recently: Brian Page & the Airbnb investment properties course call Cash Flow Street. I much preferred the one at cashflowstreet.com because it is focused both on making money renting & sub-leasing but ALSO on buying Airbnb properties in legal zoning. To me, it's key to have a long-term buy & hold strategy and I am so excited to now have the tools to identify very profitable Airbnb properties. Cash Flow Street gives all the tools to identify those properties.

Do I need a residential or commercial loan to buy a bed and breakfast? Are there some lenders you would recommend?

I am thinking about leaving my job, but I am wondering whether it will be possible to get loans from banks at <5% for 30 years. I don't want to rely on hard money lender. I already have 20 properties and there is a good amount of equity in them. Any suggestion to get financing after leaving job?
