Which insurance companies do you recommend for short-term rentals?

I am looking for buying 2 properties in the Big Island (condos) in April/May and do Airbnb there. I would like to talk to some experts there on short-term rentals. Please contact me. Thank you!

I know Oahu is very strict for Airbnb. How about the Big Island. It is possible to do short-term rentals there legally? (condo, condo-hotel or house) Thank you!

Here is the situation:

- I am planning to sell a property that will go on the market May 15th.

- It will close around June 15th.

- I want to do a 1031 exchange and buy 2 or 3 properties

From what time can I buy the properties? If I have an accepted offer April 15th and for some reasons my property to sell is delayed to July for example, can I still have the first property qualify for a 1031?

I am evaluating whether condo hotel in the Ritz or the Four Seasons are good investment as short-term rentals. Those units can be either placed in their rental program or rented by myself on Airbnb. Anyone has recommendation/experience on these investments? Any cities recommended? Thank you!
