I need to spend $200k within the next 4 weeks to buy a place in the bay area (loan ok). This is for a 1031 exchange. The main target is to maximize cash flow. Do you have any advice on what/where to buy?

I would like to estimate the amount of capital gain taxes that will need to be paid for partial exchange for these assumptions:

- Property sold: $800K, proceeds, $350K

- New property (property A) identified and offer accepted: $500K. No other properties purchased/identified.

- Downpayment for property A is $150K.

- Capital gain tax 20%

What would be approximately the amount of tax due? Does it depend on the downpayment amount for property A?

I am planning to do an investment on a land in northern california and put some Airstreams do rent on Airbnb. Is it a good/bad ideas? Do they need to be plugged to electricity/water or they can be recharged/refilled? How about the toilet maintenance? Is it legal in Northern California?

If I win at auction.com, do I do the payment to a title company or to the site directly in case I win the auction? If it's not to a title company, is there another online auction where it is the case? Can I buy a property using 1031 exchange proceeds?

Is it ok to send multiple offers at the same time even though I will only buy one at the end? My agent says it is ok....but what if 2 of them accept? I would be in contract with 2 simultaneously...Is there something in the offer sent that needs to be included to avoid any pb?

I would like to buy a buy and hold property and would prefer a new construction as there is less maintenance. I am targeting the Bay Area in Northern California. Is there any new construction you would recommend? or recent condo/apartment?

I am concerned though that because I am an investor, I cannot buy  as the buildings usually limit the purchases to people actually living in?

I am planning to buy a rental property to run it as a Airbnb, 100% of the time in either Berkeley or Oakland. Are there some restrictions in these cities?

Thank you for the details. Berkeley, SF, etc. too hard to enter the market and many of those cities have airbnb restrictions.

@Christian Dowell I am interested in Airbnb. Is it better in Vallejo or Fairfield or Benecia from a cash flow standpoint?
