Possible to get a <5% 30y loan after quitting job?

I am thinking about leaving my job, but I am wondering whether it will be possible to get loans from banks at <5% for 30 years. I don't want to rely on hard money lender. I already have 20 properties and there is a good amount of equity in them. Any suggestion to get financing after leaving job?
