Agreed dishwasher. If it will fit I would always say dishwasher.

I remember when I was little my parents lived in a house that was heated by propane. Other than a giant tank in the yard and having to have it filled every once and a while I don't remember there being any issues. If the tank is hidden that would be a plus.

So Vacant for 15 years and he hasn't paid taxes for 20. Is he willing to let you do a walkthrough to get an idea of the condition? I agree with @HattieDizmond it is all about the ARV. Try to figure out what kind of work it would need and figure that into you evaluation. I would love to get ahold of a 15 year vacant property! But that stuff with the taxes and the law firm sound pretty shady.

If he hasn't paid the taxes in 20 years I can't believe they haven't foreclosed on the property. So are you trying to decide if it is still a deal if you have to factor in an additional $45K to pay off the taxes?

With direct mail you have to make sure you have a quality list of prospective sellers to make sure you get phone calls. With pay per click you have motivated sellers looking for buyers.

Sounds like you need the help of a Graphic Designer. Or at least someone who knows how to use design software.
