How about Viking Purple! We always like to go with something that pops and draws your eye from the street. Bright reds and blues seem to be popular at this time.

Do you have a current list that you are going to fold these 3 into or do you plan to just mail out 3 pieces. If they look like a good deal from the street I might just knock on the door and start up a conversation with them. Since it is a low number of leads.

Good luck Greg, let us know how the calls turn out. I'm always interested to hear how similar marketing differs across the country.

If the majority of them are in-state you might want to think about adding some additional parameters like people over 60 and maybe %50 or higher equity in the home. Something that will make it more likely that they are looking to sell a home.

Who are you using to source your leads? Are you able to search specifically for in state and out of state?

I have had success in the past with postcards to homeowners close to their rentals. Usually if they are older and they just don't want to deal with rentals any longer. I guess it depends on how targeted you want to be.

Hey Greg, good luck with your first set of mailers. I would say have a notepad and a pen handy when your phone starts to ring and get all the info you can. Keep us posted on your response rate, I'm always eager to hear how this goes in different areas around the country!

I also recommend checking your local laws. I have heard that it is illegal in the state of Washington to question whether or not an animal is a certified. That is why you see so many people who have clearly just ordered a little red vest from amazon.com and put it on their dog so they can bring it into a restaurant with them.

We have a commercial space under contract in Downtown Vancouver WA. We are seeking a lender at $245,000 for a long term note. 3,000 sqft building, adjacent to the $1.3 billion Vancouver Waterfront project. If you are interested please PM and we would love to discuss the details.
