I agree with @Alberto Camacho talk to the immediate neighbors and see if they know who lived there and if they possibly have a forwarding address. The county assessors site should provide the owner information as well. If that does not work there is a website called PropertyRadar that we use quite frequently and it provides property owner information for California.

Tell them you would like to do some further research and give them a call back. If what they are telling you is in the ballpark of what you can pay to make it a deal then I would schedule a time that you could walk through. If they want to much and you can't make a profit I would set there intake form aside and call them back in 3-6 months to see if their situation has changed at all.

Older homeowners with equity are a common market, but perhaps not so much in your area. You will never know what the response rate will be until you try. Best of luck!

I would build the ramp. It will cost you less now than possibly having to find new tenants and will only continue to provide gain for you in the future.

@Jordan Hanksion Much tighter in Portland than the Midwest. Their are deals they are just harder to come by and you have more competition.

As far as pricing goes I like to use the Zestimate as a first glance to see if it is a deal. If someone sends me a property and says it costs X amount I will pull up the address on zillow and look at the Zestimate. The difference between those two amounts will determine how much more research I am willing to do for this deal.

A hammer and a nail to a telephone pole seems to be the best way. You can use the metal H shaped signs made for Bandit signs but they are kind of flimsy and are easily blown down.

Depending on the language there is a free app called Duolingo.

Hi @Pavel Sakurets I don't know of anyone else, I'm sure there are some people out there but Atchut is the only one we have ever used.
