Depends on how much money you want to spend and how soon you want the phone calls to start coming in. Letters and postcards are more expensive and will take a bit longer as you have to mail them out, or pay your printer to mail them out. You could have some bandit signs up at a busy intersection in a couple of hours.

When we do bandit signs we put them out on Friday night and then pick them back up on Sunday. We find that the code enforcers don't work over the weekends. Best of luck!

I would do what you said. Do your research and figure out what you think you can afford to give him for the property. Then just as you said call him back tomorrow and make him an offer. I'm sure it will be lower than what he is thinking (it almost always is) but you can explain to him if necessary that as an investor you have to buy below market value because you are going to put equity into the home and try to sell it. Again be honest, the worst thing that will happen is he will say no. Then you just check back in with him 3-6 months from now and see if his situation has changed. That is what I do.

You get a lot of people who just want to see what they can get for a property, comes with the territory.

I replaced my personal water heater a couple of years ago and asked the plumber what he thought of them when he was installing. He said he thought they were a good idea but the technology is a couple of years away from being where we want it to be.

If it is cost feasible I would do it. I live in a house close to that size myself on a similar size lot.
