Great 1970's rambler in need of what appears to be just cosmetic repairs. Structurally sound. ARV is between $475k-500k+++ depending on finishes. $550K+++ with value add of more square footage.

Specifically what we are seeking now are semi-long term lenders (ie 5 year note with balloon payment secured by 1st trust deed).

However, we are going to need more private money lenders for out short term(1 year or less) fix and flips in the next month or two as well.

If they have not paid rent yet for August. You really need to issue a 'pay or quit' and proceed with the eviction process. They have not given any notice to abate the rent... everything about this screams she is doing her best to push you around, and live for free or even get you to pay them!

Trying to negotiate with the tenant will only lead to frustration and delayed time with the eviction on your part... Just because they scream mold doesn't mean they have you by the short hairs.

I believe in Washington, if the tenant has been there longer than 2 years, you need to give them 60 days with a 'no cause' lease/mo2mo renewal.

In my experience stainless is the best but most people are perfectly happy with black. White will just show every speck of dirt or imperfection.
