Divorce is usually a good lead, if you have phone numbers for them I would give them a call. Even if it is the smoothest divorce ever we find that they almost always need to sell them home.

Absentee owners are also good but the majority of the people in your area are also probably looking at them as well. I like to narrow it down with high equity and I also like to look for older owners. I find that people over the age of 65 are more apt to sell because they don't want to deal with renters anymore.

Ahh I see. I don't know of anyone in Portland but we use LendingHome out of CA for our Portland deals and have nothing negative to say about them.

We have used LendingHome around a half dozen times and have had no issues whatsoever with them. They are prompt when questions or concerns arise and are always available if a realtor or title agent needs to speak with them. Nothing but good things to say!

I will send them one letter and make it ambiguous which property I am interested in. Instead of my postcard saying I want to buy your house at 1234 Lincoln Ave I will put something like I am looking to buy several houses in the (insert city) area. Then you can just ask them if they have any properties they are interested in selling.

If she is that unrealistic about the value then it is not worth your time. Make a note somewhere to call her back in a year and see where she is at then. Her situation may have drastically changed.

My advice would be to keep them short and sweet and don't give them too much information. What you buy, your time frame, things like that. Just my two cents.
