If your numbers are correct I would say it is worth it. Even figuring in additional things like taxes, cost of money, realtor fees, and holding costs, and maybe padding your rehab budget a little just in case you should walk away with a tidy sum. Are you financing yourself?

There is an easy was to see if it is the drain gasket. Plug the drain and then run enough water to cover it. If you see bubbles you have a leak there. That's how the plumber did it when he came to my personal house for this issue. Once he replaced everything there were zero bubbles.

Absolutely! I always prefer to call first if a phone number is available. Then if I can't get them on the phone the property will go on a list to go out with our next batch of mailers.

That depends on which chapter of bankruptcy he filed previously.

There is a company called ReboGateway that has tax default as a search criteria. I would give them a call and ask if they have this data available for the county you are looking in. See if they have the information available.

From what you have listed I feel that I help homeowners is more personal and could appeal to a seller on a more personal level, however the I buy houses approach is more to the point of what you are trying to do. This is how you are helping the homeowner. Of the two that you have listed I would personally go with the I buy houses approach because it says exactly what you are doing and leaves less confusion on a sellers part. I foresee you getting several questions if you just say that you help homeowners.

I would approach him with that angle that your husband knew the family when he was younger. Give him a call and have an honest conversation with him. Let him know that you are looking for a rental property in this area and are interested in purchasing his home. It doesn't sound like he has any plans for it and I bet he would like to stop paying the taxes on a vacant property.

I have personally used Listsource with good results. I have not used Agent Pro personally but I have not heard many positive things to say about it either.
