Rehab costs can make or break deals. Connect with contractors in the area and interview several. A good contractor can help you tremendously when it comes to estimating rehab costs. Also, pick up J Scott's book, "The Book On Flipping Houses." Happy Investing!

It is a very dangerous area. I would not recommend. There are much much better options outside of East Cleveland.

This guide helped me to find an amazing qualified tenant. The key is due diligence.

As stated. you want the right tenant. In my area, around 3 weeks from list to rented. You can do it!
