I am looking for single family and multi family properties in Parma and Lakewood. No major rehabs- if  flooring or paint is  needed that is okay. No more than 60k per unit for the multi family. Tenant occupied is ok! Thanks!

@Mindy Jensen Great question! We put an offer in on a bank owned property yesterday with the hopes that no one else would.... that didn't last! Followed by highest and best due in 4 days. Talk about a great way to build up the suspense! 

 When representing my client as their listing agent, I don't play games. If someone brings an offer that works for my client and they are happy with it then that is what we do. If one person presents an offer and I were to tell them bring their highest and best the following day (and they are the only offer) that wouldn't set right with me. Negotiating is a massive part of real estate transactions and life, period. However, I am all about the win-win-win. In this business, it is inevitable not to cross paths with people that you've done a deal with 6 or 8 months ago.

@Jake Recz congrats on your inspiring success story! To go from paying the rent to collecting the rent is life changing indeed. I was there too. I am applying for a HELOC now. Did your bank require your reasons for the loan? Thanks!

I have spoken with Swanny on the phone for an hour. We have been in contact ever since. He reviewed my goals with me and gave me several things to do (or more fitting "homework"). It was to read two books, not published by him, and to listen to a podcast. The books are "Multi-Family Millions" by David Lindhal and "Real Estate Loopholes" by Garrett Sutton. Two books that have changed my life. The podcast is called "Lifestyles Unlimited" and has changed my life as well. My goal is to be financially free. I want to retire this year. 

Swanny has never asked for a dime. He is someone who is putting these simple, however not easy, ideas, principles, and practices into action. BP is filled with a many successful people. Some stick to themselves. Others share what they are learning and want others to succeed too! Swanny is someone who gives and adds value to the lives of others. He cares. I am not surprised by all of the negative comments on here. Some people can't stand to see others succeed. Thanks again, Swanny,for the push I needed to get serious about my life and where I am headed.
