Great post! You definitely have made many sacrifices and it has paid off! I drive a 99 Toyota Solara with 249k on it. I could have spent 30k on a new car but put it into my first rental property. That was a sacrifice. The time I have put in at night after my daughter has gone to bed- painting, hanging drywall, doors, etc. instead of sleeping in my warm bed is another sacrifice. REI is not for those who want something for nothing. I hope you have your best year ever!

I would go with your gut on this. It sounds like there are some people on the other end of the deal that may not have our best interest in mind. I have not listened to my initial instincts many times and as a direct result have failed competently. Keep networking on BP and your local REIA and you will find good solid folks to work with. I am in the process of tenant screening for my duplex (first rental).  I know so many  people who have gotten into real estate investing, bought a few rental properties, and became discouraged with tenants overtime and left the business completely. It is a shame for that to happen- seeing how amazing real estate investing is. Lots of good advice on here I hope things work out for you.
