I bought properties 140 miles away. I tried to manage them myself sense they all had tenants in. Well long story short I interviewed 3 PMs I picked one they handle everything. I treat my rentals like a 401k I usually put $10k a year back to the principle. If you do your homework I don't see how you can lose. In Dec. I was -$800 from the PM company I called them up so and so didn't pay had about 3 people didn't pay cause of Christmas. Once I get a reasonable answer It didn't bother me this happens I got my money in Jan. You just have to be prepaid for anything. You need guts of steel for rental properties. and some money :)

Thats funny.

You might get a better group of guys if they have to travel over an hour or 2 to meet each other. Meet once a month. Have a cool place to meet. Like at a bar with .25 drafts :idea:

Honestly you have to think about it. If someone has a great Idea and you are the competition why would he share it with you. I know I won't :D

I know my PM has people stop in the office to fill out an application and pay a fee before she even really talks to them That usually weeds out a few tenants pretty fast. I don't know of any respectable apartment complex that does not have an application fee and they do the checks first then they talk to you. I could be wrong.

The ones I would blame is Congress. They should have seen this run up in home prices coming. It's just retarded to say other wise.

A map showing were others are located, so we might be able to say hi in person someday.

Yes, Personal and the company are separate and are insured separately. They told me about a trust and other crap with no interest payment if I remember correctly. It was just easier to open other accounts.

Don't forget congress has more power than the president. The president is a leader. Honestly Bush is a leader. It's up to congress to tell him to sit down. With a republican congress and president things move more smoothly. There is no one to tell the president to sit down. Now the democratic congress is trying to do that but they are not doing a good job IMO. Last election it was Bush or Kerry. Like I said we are doomed. Who really wants to be President anyway. You get trashed every which way. Pick an apple or an orange. why not add a Banana :)

What did Clinton and Oboma raise in a quarter? $25 million? Not sure but come on that is just insane. How is some one like Ron Paul, or anyone else going to compete with that.

When you guys figure it out let me know. We just had the chief of police in my small town get arrested by a state trooper for a DUI and resisting arrest. Like 2 felonies on the guy. Well he is still the chief of police. What the heck.

BTW, in case you are wondering – I am in the arena. I have run for, and currently hold, local elected office. I have not allowed myself to be influenced by special interest or party bosses or intimidation. I stand for what I believe as backed by an overwhelming majority of my constituents.

I truly believe the parties are broke and our country is breaking. I think we can fix it. I have not given up hope. In reading many of your posts (above) it seems you agree to some degree or another. The posters here are at different ends of the political spectrum, but we seem to share in the sad reality that we have lost representation in government.

Now what are YOU going to do about it?

Heaten... I just got back from my revolution. It's 9am so I went to the shed grabbed my pitch fork, painted my face and lit the torch. I went into town looking to gather others. I stopped in at a few friends house, They called me a freak and went back to bed or playing Playstation. I Then just decide to write my local representatives. Yeah I washed my face, put the pitch fork away. I busted out the ink instead. But the torch is still lit :)

God I hope people know that you should not keep over $100k in a bank. A few months ago I opened a few more accounts at other banks. My bank was like "Oh don't worry we're ok" Yeah sure clowns. I heard the Feds are tracking like 95 potential failing banks.

Kinda of ticks me just to see those hard workers in line waiting hoping they can see their money. When IndyMac failed they gave a heads up. I think a few billion got withdrawn before the FDIC took over. No doubt it was the big fishes.

Maybe this is why we need a 3rd party.

It's almost embarrassing to say I voted for some of these clowns. Who else was there? we'll all doomed..... :crying:
