For everyone who has ever had or given an evaluation - just remember, it could have been worse. These are actual quotes taken from Federal Government employee performance evaluations.

1. "Since my last report, this employee has reached rock-bottom and has started to dig."

I agree with Mike on how to locate properties. If this was easy then everyone would be doing it.

As far as my strategy, I never touch my profits. I just keep the money in a money market account at 2% interest then when my funds get to a certain amount I call my PM to see about repairs or if she knows of anyone selling a property, I then I take the rest of the funds to pay down the principle. Seems to be doing ok but I dont' have lots of properties.

I stopped using this forum for a good bit because of the drama. With my intense schedule I don't have time to sift though the drama post. I only wish to help when I can and learn when I can. This is still one of the better forums. Most moderators on other forums will delete the post not the thread and give a reason why they delete it. Mostly "Off Topic".

I guess you have to have the mentality to know that someone doesn't see things as you do. If you put your hand out to someone palm facing them they will tell you it's a hand but give you a complete different description of the hand than you see. The moderators just have to jump in a little sooner for off topic threads.

I am hoping he puts Richardson in for secretary of state. Personally I think everyone will be disappointed in 4 years down the road. This is one time I really hope I'm wrong.

I have always thought about building 10 rowhomes for rentals, 5 on each side and parking lot in the middle.

Network with others in your industry. Understand your market. Spend hours on this site reading. There is so much information on here it's crazy. I do agree about paying down your debt. One of the biggest things that helps me is knowing were my personal fiances are going. It doesn't make sense if you make $300k and you live week to week what kind of freedom is that.

have you ever been rushed and you just shot an answer off from the top of your head and it came across as rude or arrogant?

Is this person new to REI, New to the Club? first impressions mean a lot. Mikeoh comes off as arrogant, like others I know but they are good at what they do. However not everyone wakes up in the morning to deal with arrogant people. Franks message sounded like a vent message of frustration. I am sure Frank is like me. I welcome all angles at dealing with problems. Maybe like Mr. Investor I think communication is the biggest obstacle for making a deal a deal.

I make a post to a thread and I always forget to click the monitoring box so I quickly click it which leads to a double post. Were in my settings can I have that box checked all the time so I don't have to keep checking that box.

Sounds about right, I guess this is part of the 80/20 rule.

Maybe there are other investors that the bird dog is more comfortable with. Maybe you came across as a wannabee investor. If the numbers sound right I would have not let the bird dog go that easyov.

Here in good ol PA our saying is "WE TAX YOU" I have not noticed that big of an increase in my taxes. I know they tried or did pass a landlord tax. School taxes are mixed in with the RE tax. It just seems like PA penalizing home owners.

I keep hearing TX is a good state for REI. I can't get over the fact the Taxes are to high. Once you do get the loan paid back you still owe the state property tax. $100 extra a month means a lot in this game of rentals. Just my 2 cents.
