I can only speak for myself, but the last thing I want to do is be a full time property manager. I treat my RE like a 401k I just put $10k on the principle of one of my properties. I use a PM.

My goal is not to eat Alpo for retirement.

Just look for ROI.

Unless your super aggressive and have some money to play with I doubt you could get wealth fast in the rental game.

I think it would depend on your situation financial and time. I just put down $10k towards the principle for 2 reasons. One I don't have much time for RE. the second reason is that $10k was just sitting in the bank so by adding it to the principle I should be getting 8% more towards the monthly principle contribution. This will only work for so long then you won't be effected as much.

Keep in mind folks we are not all Jason Bourne. It's extremely hard to protect yourself when someone has the intent of doing harm. You really need training.

A P89 is a pretty cheap gun $250, 9mm shells are not that expensive ($15 for 100 rounds) . I think you would want to go with a .45 caliber to stop someone.

1. Quietly and calmly open your laptop case.
2. Remove your laptop.
3. Start it up.
4. Make sure the guy annoying you can see the screen.
5. Close your eyes, tilt your head up to the sky & move your lips as if praying.

I like this response. Just know what your talking about and do what you say.

I had problems with people when I was 20 and buying my first home. The builder must of thought I was kidding. When I told him to just put the basics in and pick the outside and other colors himself. I think that throw him for a loop. I just didn't really care to sit down and pick colors.

You could use the higher authority gambit when it comes to your age. Just tell them you work for your dad or someone else and your dad just does not have time to deal with every lead, So you have to bring facts to the table.

I have a little note book about 5"x7" I write my todo list. Even the little things like laundry, mailing a letter, calling someone, Spending time with the family are on the Daily todo list. Little goals like this will help you on the big ones. I have been looking at a cell phone so I can eliminate this little book. I keep forgetting it when I get the next great idea, I always have my cell with me. I just can't justify the $300 price tag yet.

The big ones are alot harder that might include little benchmarks. One of my annually goals is to invest $70k a year. Not sure if I will make it this year. I trend my progress and it makes my blood boil if I'm way off track.

I don't really tell anyone my goals. I'm on a mission. My goals are for me and me alone.
