FYI Songs (San Onofre Nuclear Generating Station) is cleaning house and have been hiring pretty good. Usually Navy Nuke guys will fit well into this field and at the time that the Nuclear industry is about to boom again I would look twice. This indeed is an aging workforce. I am not talking about new reactors yet but Modifications to current plants. These plants were only designed and approved to operate for 30-40 years. Now some are looking for a 60 year life span. Why don't you get a personal loan instead of other peoples money? I am sure if you are legit, a bank would double over to give you money with those returns. I wish the poster luck with this advice :roll:

This is something I use to use. I can't find the one I like to send out. Not saying this is the way to go but I put this in a format that I could just go to staples and have them print me out some postcards on Yellow paper. Return rate was about 1% the big thing was all the postcards I got sent back to my mail box marked undelivered. Then I know I most likely had a vacant property on my hands. I only sent out to Divorces and Deaths. Wish I could help more.

I don't go were I don't belong. Rugerlcp.com is something I just picked up. .380 holds 7 rounds at 9oz Not much stopping power but sense I will miss 80% of the time I wear a set of running shoes.

I think this goes back to knowing your area. I don't think I would depend on Sec 8.

In my opinion if you do not know Pittsburgh your cash flow will get crushed by taxes and the cost of having a vacancy in the winter.

Don't get me wrong, I am sure you could make a buck or 2 there but the risk reward is not worth it if you don't have the experience there.

Pittsburgh has been declining sense the 70s. I avoid that city like the plague..... oh shoot I have to fly out of Pittsburgh Monday :roll: Wish me luck.....

Usually when I pay cash I will hold the property for a month or when ever I feel like refinancing. To me if the cash flow is a good % return then why refinance if you don't have to. Personally it doesn't make sense to refinance when you get 8% return. Anyway when I do refinance I take some out maybe $2,500 over what I have invested in the property. This seems to be working out ok. I just put $10k down on the principal of one of my loans.

I'm not sure were the $100 a door comes from. I always looked at it as ROI. My strategy might be different than most.

I couldn't agree more, There will be 3 types of people. 1) People that cry and lose money. 2) People that just stand still. 3) People that see opportunity and move forward.

I guess 4) would be the people who stock pile ammo. They will be the first to get knocked off.

Housing will fall to $130k (Depending on location) National average then bounce to about $145k and stay there for years. Once they flatten interest rates will go up. I wouldn't be surprised to see up to 15%. Some properties are at bottom now. The other properties not at the bottom are homes that do not need to sale.

Stock market will climb then fall again in Nov. and Dec. bounce back the end of Jan. 2010 after that their will climb just in time for the 2010 elections.

Companies will fail, new ones will take their place. Millionaires will fail new ones will be made. The sun will rise, then set again. I am pretty sure this will happen everyday.

If you ask me people with money are on the side lines. It would be financial suicide to get into the markets today unless your a pro.
