Hello everyone,

i have a 3 bedroom for rent. Single mother with one child is looking to rent the house she has two jobs which would meet the income requirements however she has no rental history and has only been at both jobs for four months with this raise a red flag for you guys or do you think I should give her a chance I'm just concerned about what if she gets sicck, fired, burnt out, fired she also said she gets child support but not thru court the dad gives her cash. . Im looking for thoughts and or suggestions how you would handle this?

Hello,

Hoping someone has some advice or help - located in PA

MDJ granted possession - tenant has 6 dogs and per lease only allowed 3. MDJ granted possession. tenant filed appeal at court of common pleas. I also handle the landlord tenant complaints and evictions myself at the MDJ but I have never dealt with an appeal. Looking for specific advice on what I need to do? and how to handle this if anyone has any info would much be appreciated- i have 20 days to file a complaint i guess and serve the tenant?? do i just write up the specific details and deliver it to the tenant and the court?? meanwhile tenant is living for free month of MAY - can i refile another MDJ for may's rent??

Hello,

My umbrella policy was increased to over 1000 bucks for the year for 10 rentals for a 1M policy coverage. Does anyone have any recommendations on who they use in PA that I can contact?

Hello everyone,

I need some advice please located in Lehigh County PA.  Tenant moved in 1 and half years ago. Lease agreement allowed for 2 dogs with a non refundable pet fee. Found out now that the tenant has 6 dogs which is a violation of the lease. I know that I need to provide her notice to remove unauthorized pets from the premises - my questions are as follows:

1. How many days do I give her to remediate this situation? 

2. Can I take a pic of the notice and send to her phone and her email? or does it have to be posted on the property door or mailed? 

3. Should I consider letting her pay to allow them to stay?

I'm inquiring and trying to educate myself about possibly looking and start to use a property management company in Lehigh County PA. Does anyone have any recommendations and can anyone please provide in detail and depth for instance how the fees work etc.

@Nathan G. - Rent was due 1/15 (I allow 3 day grace period) on 1/13 she sent half and I deposited it. She said she would have the other half in 2 wks around 1/26. I wasn't planning on evicting her but given the circumstances and thinking more about it i think i want to.  So you are saying by accepting the 1/2 i accepted this and can't do anything. I thought I could file for eviction for the half. And yes makes sense what you said about the red flag.

not done w/ attorney - added it myself -There is an option on the landlord tenant complaint form that says no notice is required under the lease terms

Hey everyone,

New tenant moved in 5 months ago. Upon move in, she obtained rental assistance and the agency paid her rent of 5 months and one months security to me about 1.5 months after she moved in. Effective 1/15 she needed to start paying rent. I sent her a friendly reminder that her 5 months of no rent due was approaching. She thanked me for the reminder. Come 1/15 she sends me only have of the rent due and said that she won't have the other half until the end of the month. I am in the state of PA. I have a clause in lease that I am not required to provide notice to quit. I'm thinking I should file for eviction given the facts that she had 5 months rent free and it's ridiculous that she can't pay the entire rent now. She had 5 months to save up. She said got sick, hurt, and issue w/ pay check at work. Would everyone agree or am I being to harsh??

@Theresa Harris I did tell them in the letter that they have until X to respond and reminded them with a text message the day after it was due back but I did not write that otherwise i would assume they are terminating in the letter. I will add that going forward. thanks for the suggestion
