Post: Annual rent increase question about security deposit

Hello everyone,

I was curious on how you all handle the security deposit when you increase the rent. For example, I have a long-term tenant for 5 yrs when she moved in the rent was 800.00 and the security deposit was 800.00 and I have never increased her rent until this year. I sent her notice 60 days bef the expiration of the lease notifying her of the rent increase and if she agreed or would be moving out. She agreed to the increase - it was 65.00 - would you all also ask her to include the extra 65.00 to apply towards her initial security deposit so that the security deposit is in line with the rent? or just let it go?

Looking for specific advice on what I need to do? and how to handle this if anyone has any info would much be appreciated- i have 20 days to file a complaint i guess and serve the tenant?? do i just write up the specific details and deliver it to the tenant and the court?? meanwhile tenant is living for free month of MAY - can i refile another MDJ for may's rent??

Hello everyone,

I need some advice please located in Lehigh County PA.  Tenant moved in 1 and half years ago. Lease agreement allowed for 2 dogs with a non refundable pet fee. Found out now that the tenant has 6 dogs which is a violation of the lease. I know that I need to provide her notice to remove unauthorized pets from the premises - my questions are as follows:

1. How many days do I give her to remediate this situation?

2. Can I take a pic of the notice and send to her phone and her email? or does it have to be posted on the property door or mailed?

3. Should I consider letting her pay to allow them to stay?

thanks everyone!

@Nathan G. - Rent was due 1/15 (I allow 3 day grace period) on 1/13 she sent half and I deposited it. She said she would have the other half in 2 wks around 1/26. I wasn't planning on evicting her but given the circumstances and thinking more about it i think i want to.  So you are saying by accepting the 1/2 i accepted this and can't do anything. I thought I could file for eviction for the half. And yes makes sense what you said about the red flag.
