Nathan G. but would i have to give the 10 day notice or can i just file the landlord tenant complaint tomorrow? and include my tenant's name and this unknown person?

My lease states that I can file a landlord tenant complaint without providing notice to quit - if the tenant vacated the property but left me with a squatter (ex boyfriend) that won't leave the unit - would the clause i have in the lease still follow along the same lines for this squatter? can i file for eviction tomorrow or since he's a squatter need to give notice to vacate?

Theresa Harris -  my lease does say she can't sublet, so if she moved out and he paid rent to me last month ( I wasn't aware that she moved out) he's the father of her kid and I thought he was just helping her out. Is that still considered subletting? or is it more that he pays her and then she pays me?? can i file eviction still on those grounds do you think?

Lease in only one tenant's name. She JUST told me that she moved out three months ago. I did not know this. Her kids father has been sending me the rent. Now he's not paying anymore he said and he said he won't vacate to do what I have to do. So, I'm guessing i have to file landlord tenant complaint to get him evicted even though he's not on the lease right? so would I add her name to the complaint even though she said she left the unit 3 months ago and include now his name since he's living there (and he was never on the lease at all) and i wasn't aware of this situation or that he was living there? how do I get him evicted?

My lease has clause that if rent isn't paid in full by 3rd of month i can file for eviction without a notice to vacate but i'm just confused as this person isn't even on the lease?? i have another clause about not letting a guest stay longer than one week without my authorization ? but again my tenant vacated the property and now this said person is living there? not even sure he is the name that was provided?

Tenant living there for 3 yrs. She abandoned the property a few months ago which I just found out about. Her ex moved in 4 months ago which I also just found out about and he won't leave the property. I think i need to file a landlord tenant complaint the the magisterial judge but would I include both names now? any advise on how to best handle this besides contacting a lawyer which will cost too much for me right now. Rent is owed to me. any advice is greatly appreciated please help. I think he is now considered a legal tenant in PA ugh.
