Am I understanding this correctly? can we proceed with evictions?? or do we still need to wait till possibly 10/3??

as far as i know you can't for non payment - you can though for other reasons like lease violations

I am covered with Allstate and each is its individual policy w/ individual coverage limits etc. So if I were sued it wouldn't affect the others. I also have an umbrella policy which is highly recommended.

@Greg M. - do you have them sign something agreeing to the increased rent or just wait till you have them sign the new lease?

Good afternoon everyone,

Looking for feedback on how you all handle rent increases. Do you just send the tenant a letter notifying them of the increase without having to agree or sign anything or have them sign a letter and send back to you?

Hi Everyone,

Looking for some help please on how you handle pet clauses in a lease where the tenant pays a monthly fee of 25.00 extra for a cat? Any examples would be greatly appreciated. How do you handle it if the cat is no longer there? is this in your lease? if she gets another cat etc?

@Bruce Woodruff - I like your way of thinking and doing business!!! I guess I just get nervous and worry about them causing an issue if I don't answer back about their inquiry as to why I didn't choose them and why I went with another applicant.

@Bruce Woodruff - thanks! now if the situation were different and there was no CR record of any sorts and I was on the fence betw 2 potential tenants and sent them that exact email and then they questioned further why? would it be okay to just say the other tenant was more qualified or had more income?

@Adam Martin that is exactly what I did, I sent them an email stating "Thank you for submitting a rental application with us. We regret to inform you that we decided to go with another applicant. We wish you the best of luck." and now they are emailing me back asking why??? should I answer them? or just let it go?
