@Michael Plante so you never ever notify any of the applicants that applied, paid an application fee ? You just notify the person you accepted and call it a day? all the others don't bother you w/ inquires?

@Doug Spence I don't mean a rejection letter per say - I guess I just mean notifying them that I am not going to rent to them at all. I need to give them a reason. I'm not sure what the tenant laws are in PA I'm checking on the internet and it's confusing. It's a sec8 tenant and they don't have any income all rent is paid by sec8.

@Kenny Dahill No bosses no employment history no former landlord provided. What is a d-class? and what risks are  you referring to ? where can i check if my state doesn't list former criminals as a protected class? I googled protected classes in pa? they receive SSI so that might be on there as a protected class if its for a disability right? so if they provided misinformation on the application by checking no for CR but have one years ago would i be safe to not rent to them as well or risky bc of disability

that has CR record for simple assult and harassment and criminal conspiracy years ago? why , why not, and how can I legally reject them what would you say in your letter

Hi everyone, 

I wanted to know if I can reject an application for a potential new tenant if they failed to answer all the questions on my rental application that are important for instance: the below questions were left blank and they answered the question about the credit check but didn't initial it. 


1. If they own any pets yes or no? 

2. Have you ever been evicted or sued for unpaid rent or damages?  YES or NO

3. Have you ever been convicted of or entered a guilty plea for felony or misdemeanor? YES or NO

4. Do you agree to a criminal and/or credit check?  YES or  NO and Initials Required

at the bottom of the application before they sign and date it states the following 

TENANCY WILL BE DENIED if any information is misrepresented on this application. If misrepresentations are found after the rental agreement is signed, your rental agreement will be terminated.

This is to advise that I the undersigned hereby authorize the person or firm to whom my application has been submitted, to obtain a consumer credit report, to conduct a criminal record search, an eviction search and to make any other inquiries as deemed necessary in determining eligibility for tenancy and assessing credit worthiness. I understand that the information set out in the rental application form may be used for purposes of responding to emergencies, ensuring the orderly management of the tenancy, complying with legal requirements and for collection purposes should rent be left owing or rental property damaged at termination of lease or end of tenancy.

and how do you guys handle it if let's say I charge non refundable pet fee and pet rent for dog and a cat and then said cat no longer lives there (just reduce the pet rent fee right) ? and if they get another cat instead? would you just use that same non refundable pet fee towards new cat ??

Thank you all for your input. Could someone please share the clauses they use for charging the one time pet non refundable fee and the pet rent charge so I can have some examples please as i'm leaning towards doing this.

Hi everyone,

How does everyone handle pets in their rentals. Currently in PA. 

pet deposits, non refundable pet fees, or pet rent? why or why not? and what are the fees you use for dog, cat, rabbit, ginea pig? 

I'm leaning more towards non refundable one time fee.

Tell him to buy window ac units if it's too hot and you didn't rent him a unit with central ac or anything in the lease states that ac is included in the lease agreement. You did more than most would have done.

Add a buy out clause in your lease moving forward. I started adding one recently too.

No I do not have a large deposit only 875.00 and it def exceeded that so I guess  you guys are right and I should just mail it today! thanks everyone!
