Hello BP,

I notified a potential new tenant about deciding to go with her and asked when we can meet so she can give me the security deposit and sign the form. She said she can't do that until I email her a copy of the lease - she wants to read it all over first before giving a deposit to hold the property. I have never been asked by a potential tenant to do this before getting a deposit. What is everyone's thoughts on this? I can understand that she wants to see what she is signing and getting into before giving a deposit is there anything I might be missing and should be concerned about?

Hey BP,


I think having a co-signer is allowed in PA. How would I know for sure and how would I know what things apply or do not or not allowed to have per law. Nathan shared a cosigner form which is a great help but I just don't know if I might get into some pickle because I"m not familiar with having a co-signer? are there certain laws/rules i need to look up/ follow? Can it ever be declared null/void what cosigner signed??

Looking for insight before deciding to move forward with this as it is all new to me.

Good evening BP,

i would like some advise please. 

section 8 tenant has been a PITA. Doesnt take care of the place and doesn't keep it clean either. 

has been there for 2 yrs and rhe lease automatically renews if she doesnt provide 60 day notice which is coming up 9/30.

I want to give her notice that we arent going to renew but now she owes over 600 for past due water bills and has applied for some type of assistance.  In order to let her leave i need to notify sec8 that she is in good standing but she isnt bc of the water bill. Can i switch to a M2M lease instead and once the water bill is caught up guve her notice to leave? Ive never done a m2m lease only yearly leases so im not familiar with them at all. Located in PA.

So if i needed to evict for whatever reason it would be against both the tenant and the co signer at 2 different addresses then and 2 seperate complaints?

Hello,

potential tenant young adult looking to rent my place. Unstable work history, no rental history... her father wants to co sign. I have never used a co signer before. Looking for advice and examples if i were to consider and accept how to add this to lease? Do i jus add a clause? Does co signer initial every page of the lease?? Etc

does tenant pay for water? Is it in lease.? I would say its the tenants responsibility as they did not report it to you.

Good morning BP,

lehigh valley area

Tenant got evicted yesterday. I wasn't provided a forwarding address.  In PA i think i need to send letter about 10 days to pick up items or store for 30 days unless tenant tells me its all trash.

Do i send letter to the property address he got evicted from then? So i have proof i did my part? And hope it gets forwarded.?

Do any of you include a list of deduction /costs /cleaning fees in your lease if not completed upon vacating or items left behind for example.

1. mattress and box spring $75

2. Stove cleaning $200

3. AC $50

4. Tv $75

5. Floor mopping $100 per room
