Hello,

Tenant vacated unit and provided forwarding address. I mailed the itemized letter with deductions within the timeframe required by law. Tenant contacts me asking if I mailed him the refund. I told him i sent the letter certified mail but it was returned to me. Tenant then requests pictures of letter which I sent via sms. Then tenant sends me a differemt address and tells me to resend letter to that address. Am I required to send again certified mail another trip to post office?

@Scott trench

Thank you so much for thw reply. I think thats a great idea about bringing along a locksmith. Just to clarify they did not change the locks (my key still opens the top and botttom lock) but i guess they have added some type of barrel bolt latch or perhaps it was there when they moved in id have to check with my husband. They were there in the property as it was locked from inside. They answered my calls abt 45 mins later saying whats the big deal jus come back later i was napping. Now my husb doesnt want to go back as this is a huge waste of his time and an ongoing issue with them.

But yeah great advice and im sorry if i wasnt clear in my details of the situation

Hello,

how do you guys handle it when you schedule an appointment to make a repair and the Tenant agrees to this date and time and they've been a problem in the past where we go there and they are not there nobody's there to open the door. We knock, call them and they do not answer.

Since this is an ongoing issue I started asking them if they give permission to enter the property to make the necessary repair and I'll use my key and they even agreed to that for todays repair but then we went there today to make the necessary repairs and we have an inspection coming up in three days and these repairs need to be completedand they had the doors  locked from the inside with some type of security bolt so we couldn't  enter even with our key

how would you guys proceed to resolve this in the future do you think I should put some type of clause in my lease where it states if the tenant is not there at the scheduled appointment time they pay a certain fee for a missed appointment but going forward I don't know if they're going to want to sign this document and they are Section 8 tenants but I have to check with housing authority as well on that.

any advice I would greatly appreciate it thank you so much you guys helped me so much

Hello everyone,

looking for advise please.  Current tenant is in the military and is getting deployed so they are going to be terminating the lease agreement which I'm okay with doing however they did recommend a friend that would like to move into the property and they want to take the property as is amd leave them all their stuff and they want to transfer their security deposit to the new tenant  so the new tenant doesnt have to pay it. My questions are the following.
1. suggestions on how to handle the landlord check list for move in. When current tenant moved in every thing was in excellent condition. As now there is damage to one door

2.  current tenant isnt going to get carpets professionally cleaned as stated in the lease agreement however the new tenant does that care and said she will take it as is but then how do I fill out the new checklist with the new tenant because when the new tenant would move out I would need to charge if she doesn't clean the carpets

3. All the things in lease that are deductions if not done like clean stove etc.

Would you guys consider this or not? Or jus do a move out inspection and charge current tenant accordingly but current tenant said jus got orders from national guard and no time to do any cleaning or fixing and needs out asap and friend can move in asap as is.

I would recommend putting it in the lease that if it breaks down or stops working or completely dies it will not be repaired or replaced. Or I would remove it from the property prior to renting it to them and have them provide their own.

Hello everyone,

I was curious on how you all handle the security deposit when you increase the rent. For example, I have a long-term tenant for 5 yrs when she moved in the rent was 800.00 and the security deposit was 800.00 and I have never increased her rent until this year. I sent her notice 60 days bef the expiration of the lease notifying her of the rent increase and if she agreed or would be moving out. She agreed to the increase - it was 65.00 - would you all also ask her to include the extra 65.00 to apply towards her initial security deposit so that the security deposit is in line with the rent? or just let it go?
