Hey everyone,

New tenant moved in 5 months ago. Upon move in, she obtained rental assistance and the agency paid her rent of 5 months and one months security to me about 1.5 months after she moved in. Effective 1/15 she needed to start paying rent. I sent her a friendly reminder that her 5 months of no rent due was approaching. She thanked me for the reminder. Come 1/15 she sends me only have of the rent due and said that she won't have the other half until the end of the month. I am in the state of PA. I have a clause in lease that I am not required to provide notice to quit. I'm thinking I should file for eviction given the facts that she had 5 months rent free and it's ridiculous that she can't pay the entire rent now. She had 5 months to save up. She said got sick, hurt, and issue w/ pay check at work. Would everyone agree or am I being to harsh??

@Theresa Harris I did tell them in the letter that they have until X to respond and reminded them with a text message the day after it was due back but I did not write that otherwise i would assume they are terminating in the letter. I will add that going forward. thanks for the suggestion

@Nathan G. that is what I was thinking because she had plenty of time to get it back to me with whether or not she was going to vacate or renew with the rent increase and I even sent her a reminder and she said she would get the form back to me yesterday. I agree that I provided her a deadline and gave her 7 days unless that isn't realistic? The only question I have is that I think I might have messed up since I signed the notice when I sent it to her and I probably should not have? Thoughts on that? Not sure why I did that and I just realized that.

Good morning all,

I need some help with a question please. I sent my tenant the rent increase letter with the two options, accept the rent increase and renew for one year or vacate by such and such date. The letter was due back to me on 12/4 and i didn't get it back. Yesterday i reached out to her and asked her to kindly get it back to me immediately she responded and said she would send it today which was yesterday but never did. How would you now handle this situation?

Good evening everyone,

I have a question about rent increases. I'm in PA and I have a tenant that has been with me for 5 yrs now. I have never increased his rent and I want to do so. I have a clause in my lease that the lease renews automatically every year unless the tenant or I provide 60 day advanced notice in writing. WIth that being said, when can I raise his rent? Since he's not on a month to month but it's been more than a one year lease?

I just had a tenant request a ginuea pig - I added clause to the lease about only keeping it caged or in a pet play pen at all times. Not allowed to roam free in the property. I charged a non refundable pet fee.

@bryan danger yeah that's my dilemma do what with the profits and than worry about the high amount of capital gains I would have to pay so in reality it's not worth it but eventually we will have to pay it right? lol

Would now be the best time to take advantage and sell all of your rental properties? My husb wants to take advantage of the buyer's market and properties are at an all time high but than there aren't any good deals to be found in exchange? thoughts?

@Nathan G. thank you for this awesome advice - I really appreciate it - and may have to inquire into a Property Mgt company. May I ask please how you would handle this situation given it were "a good tenant" and all the other factors would still apply 7 yrs etc no increase??

FB or CL  - for stove/ovens. Tenants provide own fridge and washer/dryers
