@Nathan G. that is what I was thinking because she had plenty of time to get it back to me with whether or not she was going to vacate or renew with the rent increase and I even sent her a reminder and she said she would get the form back to me yesterday. I agree that I provided her a deadline and gave her 7 days unless that isn't realistic? The only question I have is that I think I might have messed up since I signed the notice when I sent it to her and I probably should not have? Thoughts on that? Not sure why I did that and I just realized that.

Good morning all,

I need some help with a question please. I sent my tenant the rent increase letter with the two options, accept the rent increase and renew for one year or vacate by such and such date. The letter was due back to me on 12/4 and i didn't get it back. Yesterday i reached out to her and asked her to kindly get it back to me immediately she responded and said she would send it today which was yesterday but never did. How would you now handle this situation?

Good evening everyone,

I have a question about rent increases. I'm in PA and I have a tenant that has been with me for 5 yrs now. I have never increased his rent and I want to do so. I have a clause in my lease that the lease renews automatically every year unless the tenant or I provide 60 day advanced notice in writing. WIth that being said, when can I raise his rent? Since he's not on a month to month but it's been more than a one year lease?

I just had a tenant request a ginuea pig - I added clause to the lease about only keeping it caged or in a pet play pen at all times. Not allowed to roam free in the property. I charged a non refundable pet fee.

@bryan danger yeah that's my dilemma do what with the profits and than worry about the high amount of capital gains I would have to pay so in reality it's not worth it but eventually we will have to pay it right? lol

Would now be the best time to take advantage and sell all of your rental properties? My husb wants to take advantage of the buyer's market and properties are at an all time high but than there aren't any good deals to be found in exchange? thoughts?

@Nathan G. thank you for this awesome advice - I really appreciate it - and may have to inquire into a Property Mgt company. May I ask please how you would handle this situation given it were "a good tenant" and all the other factors would still apply 7 yrs etc no increase??

FB or CL  - for stove/ovens. Tenants provide own fridge and washer/dryers

Good evening all,

So I have a long term tenant that's been with me for about 7 yrs. I have NEVER raised her rent since she moved in. She's been a fairly good tenant for the most part. Now due to general cost increases such as, property tax increases, insurance premium increases, and maintenance costs, I really need to raise her rent and in addition rents are going a lot more than what she is paying in the area. She is about $200-300 under market rate now. I want to raise her rent between 40-60 a month more but I feel bad (not sure why I do - I know it's a business) I think I feel bad doing it now because of the pandemic. Would a $50 monthly increase been seen as drastic? thoughts? I'd like her to stay on but I'm afraid she might end up wanting to move now but again after possibly checking other prices in the area that might help her stay.
