Annual rent increase question about security deposit
Hello everyone,
I was curious on how you all handle the security deposit when you increase the rent. For example, I have a long-term tenant for 5 yrs when she moved in the rent was 800.00 and the security deposit was 800.00 and I have never increased her rent until this year. I sent her notice 60 days bef the expiration of the lease notifying her of the rent increase and if she agreed or would be moving out. She agreed to the increase - it was 65.00 - would you all also ask her to include the extra 65.00 to apply towards her initial security deposit so that the security deposit is in line with the rent? or just let it go?

I raise rents as needed to keep most at market but I have never increased the security deposit on an existing tenant. Makes a lot of sense; but the longer they stay the more it becomes 'normal wear and tear' anyway.
