I've SO been there with the Grad loans! Ugh.  I think you will have to decide with your wife the best plan of attack, and if you can do any of the renovations yourself, that might make the most sense. I'm not as familiar with your market for MF, you will have to run all the numbers. Ultimately you will have to measure those against your financial goals.  Also, make certain zoning still permits that rental, and don't forget to factor in insurance.  Good luck!  Wished I had a little casita to rent out behind me! :)

Hi Clair!  Good for you...having the info is the first step!  I like to contact the owner by phone first if I can.  I then resort to mailing second.  I find if most people aren't in a hurry, they will take the time to talk with you for a bit. I have found that Sunday evenings (not late, just after the dinner hour) are a good time to catch people.  Good luck!

Welcome to BP Aaron! You will find great people and resources here. Funny, I was just looking at Lubbock for opportunities last month. Yes, the Raleigh area has the research triangle and college students galore. I think you are in a great place to invest. I buy and hold out of CA because it makes the best ROI for me. Good luck!

I hear your frustration and understand, being in a similar situation.  I have to remain in the Bay Area for the next 7 years.  I'm older than you, and rebuilding a life from nothing, after a divorce wiped me out 5 years ago.  It isn't easy living in the pressure cooker of Silicon Valley.

That said, be encouraged! BP is a wonderful resource with a wealth of information and connections. If you are required to be here, look at investing out of state. It is very possible! I rent here, and invest elsewhere...that is how the numbers make sense for me. Buy here if you must (FHA, VA, partner) and house hack. Do not give up!!! There is a way...and we are in a hotbed of deeper pockets and the opportunity of SV. Hang tight, and hold on!

Congratulations Hannah!  Welcome to BP!  I buy and hold out of state, but I'm running numbers more recently in markets in CA that I think I can manage myself.  Yes, we live in a hotbed...and it all depends on what your goals are for determining buying strategies.  Good for you for getting it going!  Curious. How did your deal come together?  Did you find it yourself or work with someone?
