"In regards to an owner occupy situation it would be his main residence, therefore he could put down as little as 3.5% depending on the type of loan. Otherwise you are correct, if it was an investment it would be 20%+"

-However, we must not forget that one must still qualify to carry a loan on a $600k property!  :)

Welcome to BP!  I too am interested in investing where I live here in Silicon Valley. I own mostly out of state buy and holds. I'm currently looking at the possibility of partnering to buy a multi. What areas of SV are you interested in buying in next?

Like others have stated...I think it depends upon your market and the property. I supply stove/fridge but not necessarily DW or WD in OH multi-family.  In CA I would supply DW and stove as they are often fitted within cabinetry.  In one of my markets tenants always want to bring their own fridge and WD, which saves me on repairs and storage.  (SF homes overall seem to bring their own WD/fridge most of the time, and Mulit-family less so.)  Time to talk to a local investor or realtor to find out the norms for your area!

Welcome Ryan!  I am a NoCal investor.  I would prefer to invest in my local market, but for now my purchases have been in Ohio for the same reasons as Michelle Mapp (who gave some great detailed info btw).  I'm continuing the hunt in my local market, as well as other states besides Ohio. 

Have you considered your end game first...and worked backwards how/when you want to get there?  Only you can answer this...and it often helps structure your process and plans for your next steps.
