Welcome to BP Jonathan!  You will find great resources and people here.  Good for you with the house hacking!  Sounds like you are now on your way now.  Winston Salem will be an easier market to break into than Long Beach as you are beginning...so that's a huge plus.  Curious.  What job do you have now that you want to give up for RE Investing?

Hi Mike!  I applaud your efforts to defend PMs!  I am one myself...and I also use them as some of my "boots on the ground" for out of state investing.  A great PM really CAN help take your business to the next level.  

You are correct in noticing a growing trend!  I charge a flat 10% (that includes everything) here in Silicon Valley.  However, many (other areas of the country too) are beginning to tack on additional charges.  If they aren't doing that...I've seen an increase in even higher flat% fees.  Ridiculous!!!  Talk about bad form...and it leaves us good PM's having to defend the positions in the industry.  I'm shaking my head right along with you right now.  :/  Thanks for bringing it to the attention of the BP community!

Welcome to BP Ryan!  What are your longtime goals?  (You do not have to be an agent to buy or manage your own property.). Are you trying to save yourself on agent fees?  How much do you really like RE?  In CA it is a bit of a process to get a license, probably easier in TN! Once you get clear on your goals and financial future, you will probably be clear on whether to pursue a license or not.  There are many ways to buy without an agent too.  (I have a license and rarely use it for the investing I do.) Good luck!
