Welcome Kevin!  Yes, it is still all about location, location, location.  Research your neighborhoods!  You may want to consider Fairfield as well?  It is an easy commute to Napa, and still has property within your price range in good neighborhoods that will appreciate nicely.  It sounds like you are getting your ducks in a row early.  Good for you,  and happy hunting!  :)

If you are loosing sleep...it’s time for change!  If you really want them out...it’s time for tough love!

To keep as much peace as possible, give her a move out date you think is fair for her to rent elsewhere. Tell her you are scheduling renovations, and the contractors will show up on a certain date with all of their trucks/tools to start major construction. (There is ALWAYS something that needs done on a rental!) Or tell her you are considering selling, and need to fix/stage the place for showings. Whatever, just be firm about the date she needs to go! (Legally in CA it will need to be at least a 60 day notice as she’s lived there more than 1 year.)

Your daughter is unfortunately taking advantage of you and the situation. Time to draw a firm boundary line. (You may need a therapist to help?) I wish you all the best my friend...as business with family can be tricky. Let us know how it goes?  :)

Monterey is a tough market to cash flow in. Not impossible to find a good deal, just very difficult. Use local RE peeps and military resources to find off market deals. Teaming up with a good realtor will be crucial. You may want to consider Seaside, as you will find your money will go further there than Monterey itself. I researched that county for purchase heavily about 6 years ago, and couldn’t find a property where the numbers made sense. Wound up elsewhere!  Would still like to purchase in the future, but more for personal use, and less about profit.  One must be locked and loaded to pull the trigger, because there are still bidding wars on any conventional sale. Best wishes on the new home hunt!

Thank you all for your generous advice and thoughtfulness.  I'm happy to report my PM has stepped up and is now handling the situation more professionally.  I now have a process in place, and I certainly will ensure my lease is iron clad on this issue going forward.  Thanks again for your support BP community!  :)

@Ian Walsh You have made an excellent point.  The current lease does not have a time statute as I haven't encountered this issue before.  Believe me, the next one will!  :)
