Hi Jonathan! Have you started listening to the BP podcasts yet? You can read through the synopsis and decide which ones appeal to you. They are packed full of info from real investors doing real deals. Also, Brandon does weekly webinars that are very useful if you are just beginning. He has also written books to help the newbie. Start there and get your feet wet until you have a better idea of what type of investing you want to do. It is also helpful to go to a local REI or BP Meetup in your area. There is a lot of info, and a lot of options on how you could begin. (Try not to think about it too much or you might get overwhelmed.) Just get started! :)

Welcome Jonathan!  I wished I could say I could find the same deal in my town.  :)  Regardless, the deal still needs due diligence.  Make sure you run all your numbers, have a great property inspection, and make some $$$ going into it below market price.  If any of this sounds confusing to you...you are in the right place!  BP has great education and resourceful people who are willing to help.  Happy reading!

Welcome Venkatesh!  I prefer laminate in my rentals because it looks better, lasts longer, is easier to clean, is cheaper in the long run, and is a desired upgrade for most good tenants. As far as general questions on options for upgrades, there are great resources here to read up on.  Also, you want to do local research for your area so that you don't overdo your rehab, but remain in that "sweet spot".  Congratulations and good luck!

Hi Nick!  I certainly would in your shoes.  Ultimately if you do not have anyone in place to fill that role, how can you ensure protecting your investment/s?  Let me know if you need a hand...I'm both an investor, and PM manager in your area.  :)
