Also,

Try to take this advice as helpful, rather than dream-killing. Essentially, the posters here are trying to stop you from giving money to people that are selling hope and delivering little.

I'd recommend reading the 'Wholesaling' thread thoroughly, as well as searching for blog articles on that topic. That will give you a lot of knowledge to work with. Also, follow up with the other advice on this thread. It's good stuff!
