@Kate Chartrand shoot me a PM and we can chat. I live in and work the same area. I will tell you my experiences good and bad. 

high level, most deals you find on MLS don't have enough room in them, small margins. If you are looking to flip to yourself, BRRRR, you might find something good for a longer rental hold. Wholesalers are good, but you don't get on the good list right off the bad.

I am looking to talk to some folks, familiar with the area and vacation rentals. We have been to the Park City area skiing. Namely, Canyons, and would like to explore picking up a vacation rental to use and generate some cashflow. If you are an expert at this, please send me your info. I am located in TX, so this is long distance.

Looking for suggestions on the best banks, locally, for a loan on my first investment property. Looking to pick up a SFR or a Multi. Depends on the deal. Just looking to secure financing, so that I can move when I find a deal.

@Becca Shaw, I talked with a bunch of boxes in Houston. It really depends from box to box all had different structures. a lot depended on the amount of activity you did. I think the best thing would be for you to talk with as many as you can in your area and choose the one that you think will help you reach your goals.

The typical cycle I have seen is that right now is the low. Around Spring Break for schools you will see the market tick back up. It will continue to climb until Summer, plateau and then drop off as school starts. At least this has been my high level view of things. There are exceptions, but this is just general curve speaking.

@Ashley Salinas I am in Houston as well and on a similar route to yours. I am sitting for my exam soon and plan to be active by years end. 

I would advise that you interview a few offices that you know or are in the area you are interested in. You should be interviewing them like a new candidate for a job. All brokerages are different, so find the one that suits you best. 

There is also the option that was mentioned above of a flat fee brokerage. You can research alot of those on the internet. Just remember your skill level. I am new, so I am looking for support and mentorship. 

If you would like to meet up and chat sometime, let me know. I am not an expert, but have done alot of research. I can pass along what I know.
