@Veena R. I would be more than happy to help you. I am a RE agent but do what you are looking for on the side for myself and friends. However, I will let you know alot of the Flip deals I find are not meeting the ARV*70%-repairs numbers that alot mention on here. They are tighter than that, and you need to work them. To make the numbers mentioned above you have to almost Wholesale a deal yourself.

I see 300k as the break point right now. Things under 300k are flying off the market. Over 300k and it tends to get DOM. I personally am not picking up flips with above 300k value right now. I just see them as more risky and when I put more room in my numbers for that, I cant make the numbers work. 

Good Luck. I think it sells, just not as fast.

I have a meeting that runs until 11:30 that day, and likely longer. Mgmt meeting. I can try to come later if you think you will be there. Maybe Noon-ish? I am relatively close.

So I am looking for and at deals. But I have come across some information that I would like to know, and cant find where to get the info. I thought some of the brain trust on here could help.

1. Where can I find what is owed on a house? Outstanding mortgage value? 

2. Where can I find if someone is delinquent on taxes or payments? 

I am looking at distressed properties and these thoughts always come up. I feel like if I know some of this info I may assess deals differently. So can I find this info anywhere?

Looking to do some direct mail marketing for me real estate avenue. I am looking to break into a new area and am trying to saturate the area with my info. More hooks in the water approach. Has anyone used someone locally or not that they recommend?

I am looking for list building, letter and mailing all together. May take separate with a good recommendation.
