The "stucco Issues" is broad. If it is cracking stucco it could be due to shifting. Some of Houston soil is terrible. Stucco is a ridged exterior material and can crack in the shifting. In the inspection, maybe add a structural inspector to see if there are issues there. you may also notice it in the slab if you can see it.

@Andrew Taylor Give me a shout and we can chat some. Magnolia boy to Magnolia boy. Lets figure out how we can get you out of the predicament. My fear is the flat rate broker is running a numbers game and not giving you enough good attention. Lets grab a coffee and chat. Justin Jarmon

I agree with @Andrew Taylor. I have a builder that I work with on investment deals, but I am not asking him to cut deals. I have a builder I can trust to make sure I meet my goals for the project. He makes money, and I make money.

Either way, South of B/CS, even as far as Hempstead is a much better idea than going North (if growth is what you're looking for.)

Anderson area is seeing growth from the expansion of the Magnolia area. I live in Magnolia, which used to be a smaller country area, but the toll is coming through and shooting up. So folks looking to get out of the sprawl are moving up that way. I wouldn't say a good rental play, rates would be low, but a good property play area.

Thank you all for the comments. It is a smaller development and we are building as we see demand. We don't want to over extend ourselves and be carrying the note.

I will take some of this advice and apply it. I do have several signs around the property and intersections advertising it. we have a plan layout and elevation rendering. Buildings 1 and 2 are almost done, so we will have actual pictures soon.

Thank you again.
