I have a property that I am building. It is commercial/industrial lease space. 3500-7000sf spaces just outside of Houston. What I am looking for help on is exposure. I have three buildings currently and have 2 rented on 5 year leases. But I need to get a tenant for the other, third, building. What is the best way to get out there? I am on CoStar, LoopNet, Craigslist and have signage up on the main thoroughfare. I think we have a pretty competitive package for someone looking, just need to find those people.

I am looking for investors that have developed or invested in storage facilities. I know more about residential than I do commercial and have some questions. If you have this experience please chime in, I would like to talk more. 

I am looking for Do's and Don'ts. As well as maybe some ways to analyze them.

@Ander Anderson Look for smaller brokerages. I interviewed alot, all of the big boys, and they all had higher fees. I went with a smaller outfit and have what you are looking for. Keep looking.

@Matthew Sutton shoot me a PM. There are a few variables to take into account. But I have a guy that I have used. He beats everyone in total package deal.

Not sure if this is what you are referring to, but you can withdraw the money from your Roth that you have contributed without penalty. So if you have contributed 5K for 10 years, you can pull that 50K out, but you cannot pull out any of the profits/growth from that money. I have used this method myself as a way to get cash.

@Eric F. I am similar to you, but with less experience in the building industry as of late. I am class of '01 Construction Science from A&M. I would be interested in partnering up on a deal if we can get something together. I have money, just not as much 9-5 time to run construction. Let me know what you can use me for. Or lets grab a drink one day and brainstorm.
