I have seen alot of these properties come through wholesalers. I cant touch them personally. Even though some are in areas i want to be in and at prices that kind of make since. I think that the areas are gonna suffer after that last flood. maybe you could grab it as a rental, but i think right now, they are gonna be hard to move. 

Also, watch for foundation issues on them.

I used Kaplan. They have a high success rate and video lectures you can watch online at your convenience. I could not get Champions fit into my schedule, plus they were more expensive with a lower success rate. But Champions does have one advantage. They are local and have classrooms, and that works best for some. Just not the route I took.

I did the online video option. it splits the difference between your price points, but it fit what I needed schedule wise. I passed my test the first time. 

Do some research on the educators. Some have better success rates than others.

I have not had good luck doing upgrades and getting the money back unless the house is extremely out of relation to the comps. If it is close to the comps it is just preference that is hurting it. I am very familiar with Cypress as I lived there for 10 years before just moving. Shoot me a note with specifics and I will give advice. You just have to be mindful of their ROI on doing the upgrades.
