BRRRR House. Want it?

So I am new to RE investing. After 6 months of work I got two properties under contract within 2 weeks of each other. I can only do 1 right now, so I had a buyer for the second. He just told me he had a health issue come up yesterday so he can't do the deal. I guess this would make me a wholesaler on this deal. Honestly, I'd keep it if I could, but it's a cash deal that needs to close pretty quickly and my cash is already tied up in my other property. Not sure how to resolve this but I figured there are people on here a lot smarter than me. (-: House basics: ARV $160k Purchase $133k Rehab $10k Rent $1450-$1500 Any ideas? Thanks in advance
