Hi all,

 My listing in the Cypress area is in a great area at a great price. All the feedback says that the home needs updates. The home is not terribly old and I have talked the seller into doing some updates such as hardwood throughout, counters, appliances, sinks and fixtures. Is anyone else doing these in the area and seeing good results? How far is too far, the windows are single pane but everything else we can do for about 15K. Advise?  

 If this works out he wants to do more home together.
