Hey @Mike Schorah Typically 1-2 times a year its good to scrub for things like sold houses, or just a general skip trace to ensure your records are the most up to date.

With a list of 1000 or less this is not as critical, but when marketing at scale it can really become costly to have outdated data.

You're 14! Awesome. Focus your learning and skill sets in mostly digital areas, vs traditional ones. The world is increasingly digital, and by the time you come of age, who knows where we'll be!

My dad always told me to be smart in school so someday you don't have to do a job you don't want to do.

What I wish someone told me was to look to the future and learn as much as you can about technology and how to work with people effectively.

@Sanderson Mittnacht Like some folks here mentioned... If you want to talk with them, you'll have to contact them first to let them know!

Postcards, Letters, Emails, Texts, Calls, Door knocking, etc are good ways to initiate contact. If you have a nice website, entice them to go there. Or to call you directly.

Despite what the nay sayers think, direct mail done in a targeted and personalized manner does convert. Many of our top customers use direct mail in tandem with a highly credible + converting website.

I personally think our economy is about as 'real' as bitcoin right now. This chart has a lot of people wondering the same thing

If you're planning on doing between smaller jobs like 1-100 pieces at a time, id suggest Deal Machine like @Ronnie Galindo mentioned. It's is a great platform for one offs and small campaigns.

1. Property criteria (size, cost, zone, buildable, etc)

2. Geography (city, town, county)

3. Marketing Strategy (Letters + Postcards, texting, social ads, etc)
