I'm going to echo @Jaron Walling advice here, no matter the deal source, it has to make sense for your exit strategy. The investors that are still buying at a high level right now know this, and adapt their offers to fit their criteria. If it doesn't work, move on.

That being said, to get these deals you'll need to either start marketing to sellers, or have a solid network of wholesalers, agents, and buyers to fill your pipeline.

Probates are some of the best leads for direct mail marketing. However since there aren't many leads available at any given time, it is a competitive space. So its important to market to probate and pre-probate leads as soon as you receive them. @Ethan Romero

Deeply understanding your buyers and how they run their business will provide the answers to this question. They dictate the market for wholesalers. There's too much variability in REI strategy to go off of generalities.

is this a serious question? of course they can, and they do. Spend 10 minutes on instagram or facebook and you'll see plenty of 'investors' pitching tech products.

Like Nathan said, use the data aggregate sites first to get a sense of the overall market inventory + price. But neighborhoods, streets, asset types, etc all have nuances that effect rental prices and can turn an OK deal into one that you should pass on. And vice versa, this knowledge also can help create opportunities in areas that other investors dont look.

Marketing, business accounting or admin. Ideally you skip college and work for someone in REI. You'll make the gains of 4 years in college in a year or less with the right people.

Yea that's a pretty bad postcard.. It has zero legal binding. When something like this comes across our table, I typically try to convince folks to change up their design. 

This kind of mailer you may get a decent response rate, but Its going to be all angry birds. AKA useless leads

Unfortunately that's a reality of direct mail. It takes consistency and targeted data to be effective like @Chris Seveney mentioned

One tip i have for you.. @James Devoe Dont send mail through propstream using the same templates as everyone else. Take the time to personalize your mailer and maybe use something a bit more high quality like a personal or professional letter.
