Do you need help with the data side, or the mailing side? I work with a handful of investors marketing to undeveloped land owners

Very insightful data set there, props to your buddy @Andrew Freed. Any tips on lenders that do the streamline 203k loan?

I'm in the same boat, juggling between FHA and conventional for a house hack / live n flip

mailchimp is more $ and more advanced, but sendinblue is very close and a bit cheaper. For the types of emails investors send out, a simple email platform is all thats needed. The emails sent by investors are typically basic compared to an e-commerce type email. The emails investors send are mostly text based, and more personalized to incentivize the seller. Almost any email platform can accomodate that but i've been impressed with sendinblue.

Hey @Jerry Villa

Sending emails to sellers is a very easy, cost effective way to get your message to sellers. Emails historically have some of the lowest conversion, but it's practically free compared to other marketing channels like direct mail, SEO, social ads, etc.

It can be powerful in tandem with those other channels i just listed.

For email platforms, I like sendinblue. its a cheap, simple, yet powerful program. easy to use as well.

How many do you anticipate sending per month/year? Any plans to grow your direct mail channel in the future? @Nathan Faucett @Jose Ochoa

These machines are great to self manage for a small to medium sized investor, but can quickly become more trouble than its worth at scale. Of the handful of investors I know that own them, at some point they will come over to a mail provider. It simply becomes too much of a time commitment at a certain point, and your time is better spent sourcing + closing deals, than managing a robot.

Our team has a few dozen autopen machines and we're loving the results from the letters, and the function of the machines from a production standpoint. We send them out with forever stamps and it really helps to separate your letter from all the other 'handwritten' ones.

If any of you mail to these prospects, I can show you some simple methods to put your postcards ahead of the generic ones you see on PS. works like a charm in competitive postcard markets like FL.

direct mail - passive and has a cost

text - cheaper per contact, need high volume to get deals

SEO - longer term lead strategy, start now if you want to build this channel in the future

door knocking - try it out! harder to do at scale but there's nothing better than face to face.
