Can confirm, offer letters and postcards work. It's an icebreaker and separates you from the other 'fair cash offer' mailers.

@Kyle Schroeder A little bit on mailers and lists.. Its true that many investors are pulling/purchasing the same lists. That's no secret, competition is everywhere. Driving for dollars lists perform well with direct mail too. Open Letter helps investors easily stand out in comparison to the typical outdated yellow letters and pink notice postcards! With some thoughtful personalization you'll be the first one they call.

Hey @Jason Thompson @Joe Schmitt you should be able to find the registered agent and their mailing address on the state website like Joe mentioned. Send them a nice letter and start there. If you have a bunch to send call me!

Good morning @Kyle Swengel , Many of the folks I work with take their own calls. The alternative being an internal acquisitions manager, answering service, or direct to a voicemail box. A few our our clients use callporter and patlive for answering services, although I cant speak on behalf of either since I haven't used them.

I'd love to show you some sequences that have been performing this year if you're up for it

Hi @Matt Hummel I like a lot of the pros you mentioned for text messaging. Very efficient to manage and cost effective. The drawback being its legality in some areas of the US, and limited messaging + imagery compared to something like direct mail. Text messages are a great method to boost the performance of a mail campaign, especially for those prospects who haven't yet called or inquired and are on the fence.

When it comes to direct marketing, your data quality typically trumps all other variables, so start there.
