@Wayne Brooks One more question if on my site I have marketing material about how we're are not realtors and don't charge commission do I need to disclose on the website that I have a real estate license or would I only disclose when talking to potential sellers? Either way is fine just want to make sure I'm doing things the right way.

Hi BP community. Since I have my real estate license in the state of florida do I have to disclose that I have my license if its set to inactive?

@Todd Plambeck I am aiming to flip. I have a unique opportunity that my dad is a contractor and business partner so our repair values are pretty exact. I have made connections with several realtors but were still early on in our relationship with each one. I also have had my real estate license since I was 18 but its been inactive for the last 8 years. I wanted to make sure it wasn't me messing up the CMA.

Hey BP Community I had a quick question about CMAs and ARV. Over the last month or so I've been added to several Wholesaler buyer list. On a daily bases I receive numerous emails with potential properties across central florida for me to invest in. While doing research on some of these properties I've noticed that when I do a CMA my ARV are below by around $20k. I've used Redfin, Zillow, Trulia and even looking up all the recent sales in the property appraiser site. My question is, is this normal or am I just doing it wrong? I'm fairly new at real estate investing and hope that this doesn't offend any wholesalers.

@Curtis Yoder I'm thinking on trying to concentrate beyond buying their house. What value I can bring to them. I know that by buying there house I'm solving one of their biggest problems but can I solve their next biggest problem. For example working with a local moving company to get them a discount on moving to a new home. At the end of the day wether I pay with cash, private or hard money they're selling their house. I prefer to be completely honest in order to maintain their trust and respect because if I do that they will be sure to refer the next person they know that needs to sell their house.

@Jim Viens I thought of some of those things. I've also even thought that at the end of the day they will be  getting a check or wire transfer anyways. I am leaning toward @Jeff Valentino directions since I would hate for a seller to think i'm lying to them as sellers might already be defensive towards someone they never met telling them they will buy their house cash.
