Hi @Account ClosedI've heard to use different types of mailers because different people are engaged by different ones. A simple yellow letter worked the best for my driving for dollars list. I'm planning on doing an all postcard mailer for the hight equity list because its about 4 times larger than my driving for dollars list and postcards are about 1/2 the price of a letter.

Hello BP Community,

As I'm working on ramping up my direct marketing I've trying to figure out what my mailer sequence should be. I started off driving for dollars and sending out a mixed mailer type sequence where I alternated yellow letters, post cards and typed letters. I've recently started mailing a list I purchased from ListSource and am debating whether to send strictly postcards or mixed mailers. I currently send out a mailer to each person every 30 days. I've outlined my possible different sequences below and would love your feedback?

Driving For Dollars Sequence

  • Short Yellow Letter
  • Yellow Texted Postcard (Urgent Notice)
  • Typed Letter 
  • Longer Yellow Letter
  • Graphical Postcard

ListSource List Sequence (Mixed)

  • Yellow Texted Postcard (Urgent Notice)
  • Short Yellow Letter
  • Typed Letter
  • Graphical Postcard
  • Longer Yellow Letter

ListSource List Sequence (Postcards Only)

  • Yellow Texted Postcard (Urgent Notice)

I personally use a PO Box from the post office. They have a document you can sign so that you can use the physical address and you PO box number like a unit or suite number.

@Adrien C. when you buy your list from list source do you add any additional fields or just the standard ones?

Hello BP community,

Over that last 60 days I've been doing lots of DFD and I'm looking at becoming a little more aggressive with my direct marketing so I'm looking at buying a list from Listsource. I was hopping some of you more experience investors could critique my list criteria before i purchase it. 

  • Zipcodes im intersted in
  • 2-3 bathrooms
  • 3-5 bedroom
  • 80% -100% Equity
  • Owned the property for 10+ years
  • SFR
  • built between 1940-1990

Hello BP community,

I've been doing lots of driving for dollars and while researching the properties I'll sometimes see multiple loans since the last purchase date of the property. I wanted to see if there was a way to see if those loans were the seller refinancing or taking out second mortgages. 

So for example lets say the last purchase was 20 years ago for 70k but in 2001 there was a mortgage for 100k and latter in 2006 there was another one for 130k . 

If these are refinances that fine but if they are multiple loans that puts the property at 230k making it pointless for me to pursue as in many cases as the owner would owe more than its worth.
