@Justin Silverio For the front of it what kind of design stamp are you talking about. Do you happen to have an example. Because of my background in Web Engineering and design I should be able to create a design that gets converted to a stamp or is printed on an envelope.

@Antonio Coleman I agree the message in the letter is really important but if no one opens up the letter it doesn't matter how good the copy and call to action are.

@Adam Bartomeo So Im using the brokerage I have my license with. This is my first short sale deal so i'm using it as a learning experience overall. Also if your ever in central florida hit me up to see if we can meet up for lunch.

@Christian Bors Luckily in florida we don't have basements. The mold is not that bad after doing a walkthrough. Looks like the issue was with the dishwasher as the majority of the mold was around it. My father and partner is a contractor so I'm not really concerned with the repairs. I agree it will probably be a difficult negotiation and I see this as a learning opportunity regardless. I also have a third party negotiator that specializes in short sales through the broker where I have my real estate license. I will keep the BP community updated as it continues.

In the past I've used these envelopes for sending out my Yellow Letters but they are quite more expensive. 

I'm looking at switching it up for my next campaign to one of the ones below they are about 50% cheaper. I would love to get your opinion on which one you think i should use. Im personally learning towards the brown recycled paper looking one.

@Jennifer Cintron The seller is currently in bankruptcy. The only reason that the house has not been foreclosed on is because the bankruptcy is not final. The seller has not made a payment in months. I'm hopping that the bank will mark it as a loss due to the bankruptcy.
