Im a new investor from Orlando fl and had a question I would love to get he communities thoughts on. When marketing and speaking to sellers should I tell them I buy houses cash or I'll buy your house cash when I'm expecting to use hard and/or private money?

Hello Orlando wholesalers please add me to your buyers list. I'm planning on purchasing my first flip January 2016. I'm looking for SFR in the Orlando, Kissimmee and Saint Cloud area. The worst the condition the better as we have over 20 years of construction and rehab experience.

Hi BP community today I will be attending my first REIA meeting. If your in central florida and going to todays meeting I would love to get to meet you in person.

If you don't have a realtor to run the comps you can go to http://www.myfloridahomesmls.com. and run your own comps based on the address. 

Thank you @Jonathan Makovsky and @Dan Mackin for your advice. After giving this some further though I'm going to go with finding a good realtor for now. Outside of purchasing a second home I've been out of the real estate game. I'm thinking that ramping back up as a realtor would be a distraction from my end goal of investing.
