Some wholesalers ARV have been off by up to $20K
Hey BP Community I had a quick question about CMAs and ARV. Over the last month or so I've been added to several Wholesaler buyer list. On a daily bases I receive numerous emails with potential properties across central florida for me to invest in. While doing research on some of these properties I've noticed that when I do a CMA my ARV are below by around $20k. I've used Redfin, Zillow, Trulia and even looking up all the recent sales in the property appraiser site. My question is, is this normal or am I just doing it wrong? I'm fairly new at real estate investing and hope that this doesn't offend any wholesalers.
